How a WDIR works

Your agent schedules Venus

The realtor typically sends the address, title company, closing date and access information.

We inspect accessible areas

We inspect the interior, garage, exterior foundation and other accessible wood, and note evidence, previous treatment and conducive conditions.

We complete the Texas report

We prepare the diagram and official form and send the completed report. If active treatment is needed, that is quoted separately.
WHAT THE REPORT CAN AND CANNOT SAY

A WDIR reports visible, accessible evidence

The inspection distinguishes active versus previous evidence where possible, notes signs of prior treatment and records conducive conditions. Areas that are blocked, locked or unsafe cannot be inspected.

Not buying or selling? BEFORE SERVICE

Clear access makes the report stronger

  • Reduce clutter along interior walls and the outside foundation
  • Make garage, crawlspace and attic access available when safe
  • Put outside pets up
  • Keep sprinklers off during the inspection
  • Keep outside workers out of the inspector’s way
You do not have to stay for the whole inspection, but someone must provide access to the interior. Your realtor often coordinates this with the seller.

IMPORTANT REPORT LIMITATION

A WDIR is not a warranty

The official form is an inspection of visible and accessible areas at a point in time. It does not promise that hidden wood destroying insects are absent, and it does not assess the structural cost of damage.
If an active problem is found, Venus can prepare a separate treatment bid. Any treatment warranty belongs to that treatment agreement, not to the WDIR itself.
