Routine rental property pest control

Quarterly protection is recommended. One time service is available.

Quarterly service provides ongoing protection, predictable service, and fewer tenant complaints. Most visits focus on the exterior. Inside service is provided when an occupant reports a covered pest problem or when the owner or manager requests it. One time routine service and move in service are also available when an ongoing program is not wanted or needed.

Pests that need a separate service

Routine rental service does not include termites, carpenter ants, German cockroaches, fleas, ticks, or bed bugs.

We will tell you when the reported pest falls outside routine coverage and recommend the appropriate service instead of pretending a quarterly exterior visit will solve a different problem.

Simple access and billing

The owner does not need to be present. We can coordinate with the occupant or use an authorized lockbox, garage code, or door code. The owner or property manager normally receives the invoice. A tenant can be billed when the owner designates that arrangement.

Warranty service

Treatments are designed to reduce covered pest activity by at least 90 percent for three months. Allow 10 to 14 days for full effectiveness. If the treatment does not meet that standard, qualifying warranty service is provided at no charge.

Service for an individual apartment or condominium carries a one month warranty because surrounding units cannot be inspected or treated.

German cockroaches, bed bugs, rodents, and fleas require different products, methods, access, or preparation than routine rental pest control. We will help you identify the right control plan and coordinate the details with the owner, manager, or occupant.

German cockroaches are the small indoor cockroaches most often found in kitchens and bathrooms. An established population requires separate interior treatment. Routine quarterly exterior service will not eliminate it.

We plan the treatment around the property type and level of activity. Interior access is always required. We send preparation instructions before service, and the customer must complete them before our technician arrives. Venus does not prepare the property. Return visits are provided when needed under the applicable warranty.

Bed bugs travel with people, luggage, furniture, and personal belongings. Student turnovers, Airbnb and Vrbo stays, and game day rentals give them more opportunities to enter a property.

We inspect first because bites and skin irritation can have several causes. Interior access is always required. We send preparation instructions before service, and the customer must complete them before our technician arrives. Venus does not prepare the property. Do I have to meet the technician at the property?

Not when access has already been arranged. Short term rentals often use a door code or lockbox. Long term rentals may require an appointment with the occupant for interior work. Most routine exterior visits can be completed without anyone home.

Why do you need information about the property before setting up control?

The property type, occupancy, reported pest, access arrangements, and whether service is routine or specialized all affect the setup. A short conversation lets us recommend the right control option and explain the cost before scheduling.

I bought a house for my Aggie. Is this the right service?

Yes. A parent owned student house usually operates more like a rental property than a home where the owner lives. We can coordinate with the student while keeping the parent or owner responsible for approval and billing.

Is one time rental property pest control available?

Yes. Quarterly service is recommended for ongoing protection, but one time routine service is available when an ongoing program is not wanted or needed.

Is quarterly pest control enough for German cockroaches, bed bugs, rodents, or fleas?

No. German cockroaches and bed bugs require separate treatment programs. Routine quarterly service will not eliminate an established infestation.
